• Variable speed controls on pumped water and ventilation installations.

• Extensive use of energy-efficient lighting and control systems linked to occupancy.

• Low-flow water fittings specified and fitted throughout apartments.

The Mercian also includes over 30,000 sq ft of commercial space at ground floor level – ideal for local independents, as well as larger companies that support and add value to the local community. In addition, there are 310 co-working spaces with private meeting rooms and on-site tech support.

ESG Strategy – Designed with Health & Well-Being at its heart: Design features and services include a 200m rooftop running track, 24/7 gym and fitness studios, environment optimizing smart-tech from Utopi, and access to mental health and wellness services. This is evidenced by the achievement of a 3 Star Fitwel® Certification.  The Mercian scored particularly highly in the following categories:
