Alongside joint venture partner CA Ventures, Harrison Street prioritized leading efficiency and well-being strategies in design and construction. In recognition, the asset has been awarded a B Energy Performance Certificate, BREAM Very Good Certification, and Fitwel 3-Star Certification.

 

The asset’s mechanical system uses air-source heat pumps in lieu of fuel-powered heat and hot water systems. Together with an efficient envelope, the building achieves a 40% reduction in carbon. A 10kw on-site PV array further reduces electricity emissions.

To support ongoing efficient operations, Utopi smart meters, and sensors were installed to monitor temperature, noise, humidity, light, air quality, and comfort.

 

The health and well-being attributes of the building are further supported by design attributes, including sitting near public transit and bike infrastructure, providing outdoor gathering spaces, fitness facilities, and access to healthy food.
